The Role – Overview:  

  • Manage portfolios of (approximately 150-160) fully managed units
  • Deal with any maintenance issues arising throughout the tenancy
  • Ensuring the LLs & TTs receive a 48-hour introductory call when a new tenant moves in
  • Carry out routine property visits on your properties, ensure that a property visit report is completed and sent to LL and TT and any concerns highlighted to the respective party
  • Raise works orders for maintenance issues raised with LL consent
  • Liaise with contractors to ensure that maintenance tasks are completed and invoiced within 35 days of the job being raised.
  • Ensure that emergency OOH works are followed up within 24 hours
  • Actively promote our refurbishment service and project manage any refurbishment works on properties within your portfolio
  • Ensure that all FM units are fully compliant at all times and that LLs are communicated with in line with our processes and procedures
  • Negotiate deposit returns at tenancy expiry
  • Ensure all re-available properties are ready for the new tenants
  • Answer basic accounts enquiries
  • Negotiate and agree tenancy renewals
  • Follow up any late rents for rent collect and FM units
  • Assist in the management of a team member’s portfolio when they are on leave

Hybrid Role:

  • Work Arrangement: 2 days working from home, including property visit days, and 3 days in the office.
