The Role – Overview:
To support the offices in all aspects of the property journey, primarily focused on the after sale agreed portion. Effective progression of sales keepings buyers and sellers well informed.
Place of Work
You will be based in an agreed office, and will spend some time in your first month of the role working alongside a Senior Sales Progressor to ensure strong process.
Meetings
To attend pre-arranged meetings on site and on Teams and present detailed and prevalent information that is attached to your role within the team. To note and action any points that are delegated to you in role. Meetings will include pipeline meetings with your teams on a weekly basis, a bi-weekly group exchange meeting, plus any company meetings that you may be asked to attend. In the early stages myself or will meet you regularly to support and assist your transition to the new role.
Control of Sale

We use every endeavour to support our clients throughout and help with the legal representatives, the banks, the building societies and all the representatives who are responsible. You will be monitored and measured by % of pipeline exchanged.
Open Chain Vendors and Open Chain Above
At Bridges, a separate pipeline is run named OPC (Open Chain); a sale is only entered into the ‘A’ pipeline at the point at which the chain is complete. It will be in your remit to aid and assist all OPC vendors in finding a property within our network or alternatively assist them in finding in their selected area. Contact should be maintained regularly throughout the OPC period with buyers and chain below updated as to the current position. All OPC vendors or OPC above who are looking in our network must be registered as buyers and serviced as applicants. Property should be actively moved between main and OPC pipeline as changes happen.
Conduit for the Hub in Anything that is Post Sale
The Hub is the fulcrum of the business and processes all central calls and emails into the company which in turn are farmed out to the offices. It will be your job to be the conduit for anything post sale on the files you are managing from organising surveys to arranging purchaser visits, plus offering additional support on any tasks that help the office run smoothly.
Reviews
Modern businesses are built on 5* reviews both written and more recently video. As a company we are staunch in building our online reputation and as such look to achieve as many 5* reviews from our clients as possible. It will be your job to ensure the focus is on achieving the office target and beyond and have clients provide valuable video content for blogs and our website.
Initial Offices
Initially you will be tasked with looking after an agreed office, and once settled the goal will be to extend your responsibilities to 2 offices running a pipeline of c. 100-120 units. As an experienced estate agent and problem solver the progression of these numbers should be very manageable, the key is well disciplined set up on all sales and tight and timely follow up to ensure a file steps forward each time it is touched.
OTE £34,700
Salary Structure
£26,0000 Basic
Office exchange bonus: In excess of 23% of the A pipeline exchanges £200
In excess of 26% of the A pipeline exchanges £300
In excess of 29% of the A pipeline exchanges £400
In excess of 33% of the A pipeline exchanges £500
The above will be calculated from the combined starting pipelines at the start of the month and the combined conversion of the pipelines. The monthly result is reported by you at month end and checked and approved.
OTE Example:
Basic £26,000
Exchange bonus based on average 24.5% pa = £3,000
Reviews x15 a month = £1,800
Boards x5 a month – £1,200
3x mortgage sign ups and 3x Simply conveyancing sign ups and 3x GoTo surveys = £2,700
OTE = £34,700
