Market Update

A selection of the most viewed Bridges properties sold in 2021

In 2021, Bridges saw an exceptional level of interest amongst three bedroom semi-detached and end of terrace properties. This was aided by the stamp duty exemption as first-time buyers, upsizers and downsizers were able to purchase properties they may not have been able to without the government stamp duty exemption that was put in place. Bridges top six most viewed properties on average received 51 viewings and 12 offers with the typical sale price of each being between £300,000 to £425,000 with the average asking price reaching 118.5% of the original marketing figure. We have seen an increase in viewing activity due to the number of buyers and lack of properties being listed to the market, due to the buyer to property ratio this has uplifted property values in the Hampshire and Surrey areas.

We are seeing a rise in the amount of London buyers moving out of the city to from London to surrounding areas, predominantly looking for Hampshire and Surrey properties due to the benefit of having great access to both train stations and motorway links and fewer people needing to commute to London due to the flexibility of working from home. Covid has had an impact on leasehold properties as more and more buyers are looking to move from apartments with no outside space into the three-bedroom house market with outside space being a sought after feature.
